1. Development Site opportunity
The client required funds to purchase a prime development block in Broadbeach Waters for $1M.
Banks could not provide funding in time to secure the property, but once they approached us,
ProLend Solutions were able to quickly assess the scenario and provide an offer for funding the purchase.
2. Planning the build
Over the next 6-months the client gained development approval for land subdivision and construction of two free-standing luxury homes.
3. Construction Commencement
ProLend Solutions provided a construction loan for all development costs, construction, plus additional contingency to complete the project. Interest was capitalised into the loan so there were no monthly payments to the borrower for the period of the build.
4. Sale and Profit
At the end of the loan term, the client sold the properties and exited the facility with a healthy profit.
